The average Realtor sells about 3 homes a year! · What is your average sales price? -Tough call, I have sold many homes in the one hundred to four hundred thousand dollar price ranges, but I also specialize in high-end custom homes as well. · What is your average Days on Market? -It usually takes me less then 30 days to get an offer on your home. · What is your listing price to purchase price ratio? -My average closed sales price is less then 1% of what we featured the home for sale as. · Do I have to worry about capital gains on the sale of my home? -If you have lived in your home as a primary residence for 2 out of the last 5 years you would not have to pay a capital gains tax. Unless your home has appreciated more then $250,000 as an individual, or $500,000 as a married couple from the original sales price. I do not just print out an mls sheet stating that your home should sell for x amount, these sheets are not accurate. I create a very detailed spreadsheet, very similar to that of an appraiser´s perspective, but I also take into consideration improvements and other saleable features. · Is my home featured/showcased on Realtor.com? -Absolutely, it would be a disservice to you if I didn´t. Homes that are featured this way receive 525% more activity on Realtor.com then those that are not.
