Ten Questions You Should Ask Any Realtor Before Selling!!!

 

·  How long have you been in the business?

- Seven years...and plenty more to come

·  How many homes do you sell in the average year?

- I am on track to sell 30-40 homes this year.  The average Realtor sells about 3 homes a year!

·  What is your average sales price?

-Tough call, I have sold many homes in the one hundred to four hundred thousand dollar price ranges, but I also specialize in high-end custom homes as well.

·  What is your average Days on Market?

-It usually takes me less then 30 days to get an offer on your home.

·  What is your listing price to purchase price ratio?

-My average closed sales price is less then 1% of what we featured the home for sale as.

·  Do I have to worry about capital gains on the sale of my home?

-If you have lived in your home as a primary residence for 2 out of the last 5 years you would not have to pay a capital gains tax. Unless your home has appreciated more then $250,000 as an individual, or $500,000 as a married couple from the original sales price.  Consult you local tax advisor for more details.

·  What marketing services do you offer as my Realtor?

·  How are you going to negotiate the sale of my home?

-I take pride in negotiating what is generally the largest investment of your life. I do not just print out an mls sheet stating that your home should sell for x amount, these sheets are not accurate.  I create a very detailed spreadsheet, very similar to that of an appraiser´s perspective, but I also take into consideration improvements and other saleable features.

·  Is my home featured/showcased on Realtor.com?

-Absolutely, it would be a disservice to you if I didn´t.  Homes that are featured this way receive 525% more activity on Realtor.com then those that are not. If I didn´t your home would only show with 1 photo and no description.

·  What services does your company offer outside of real estate?

-Preferred Mortgage Company, Land Title, Re/max Relocation (does 62% of the inbound relocation in the state), our Concierge Company...to just say a few...and ask me about Lead Street...You can e-mail me a question from Realtor.com on any of my homes for sale and my phone will ring immediately.  Communication is key in getting any home sold.
